The DVC Field Guide Resale Index, which tracks resale listings from three prominent resellers, reported a 0.7% decrease compared to last month. In March, the average price per point in the resale market was $114.53, but this dropped to $113.68 in April. The resale price index was $117.88 a year ago, indicating a 3.6% decline. Two years ago, the index was at $127.13, reflecting a 10.6% decrease. Please note that the overall resale membership cost per point for each period is calculated using the same mix of resort contracts as the current month.
With the decrease in year-over-year prices, resale pricing offers DVC members significant savings compared to Disney's direct pricing. The average direct price is $228.35, while resale savings range from $58 to $139 per point. The resorts that provide the greatest savings include Beach Club, Bay Lake Tower, Aulani, and Old Key West.
The second table compares the annual total costs of various resorts. While a resort may have a low initial purchase price, it may also have high yearly dues. A straightforward economic evaluation considers the initial purchase price and the yearly dues. This analysis involves dividing the initial price of the contract by the remaining years left on the DVC contract, which provides an annual cost associated with DVC resorts that have longer contract end dates.
In April, the most economical resorts for resale purchases are Riviera ($11.80 per point), Copper Creek ($11.86 per point), Saratoga Springs ($12.01 per point), Bay Lake Tower ($12.02 per point), and Polynesian ($12.03 per point). In contrast, the least economical resorts include Beach Club ($17.23 per point), Vero Beach ($17.23 per point), Boardwalk ($16.26 per point), and Disneyland ($16.17 per point). For direct Disney purchases, the best resort is the Polynesian ($13.45 per point), while the Beach Club is the least economical, priced at $25.53 per point.
DVC properties with contracts ending in 2042 saw an average decrease of 0.1% compared to last month. Because these contracts have fewer years remaining, their value is expected to decline more rapidly than non-2042 contracts over time. Non-2042 contracts also experienced a decline, dropping by 1.0%. Compared to a year ago, contracts ending in 2042 have decreased by 3%, while non-2042 contracts have fallen by 4%.
