The DVC Field,Guide Resale Index tracks resale listings from three major resellers. The Resale Index was up 1.6%  from last month. In September, the average price per point in the resale market was $114.37 vs.  $112.56 in August. A year ago, the average resale price was $116.08, showing a 1.5% decline. Two years ago, the price was $124.18, 7.9% decrease. The resale membership cost per point is calculated using the same mix of resort contracts for each period.

The market seems to have swung, at least temporarily to more of a seller’s market over the last two months. The number of listings has gone down 52% since July.  The count of 432 listings is the lowest from these three locations since July 2021. It will be interesting to see if this trend continues.

DVC members can save money by buying resale points instead of purchasing them directly from Disney. The average direct price is $229.83, but resale prices can save you between $53 and $141 per point. You can save the most money at the Beach Club, Bay Lake Tower, Aulani, and Old Key West resorts. However, buying resale means you will lose some DVC benefits that come with buying directly from Disney.

The second table shows the yearly total costs of different resorts. A resort might have a low purchase price but also high annual fees. To understand the costs, consider both the purchase price and the annual maintenance fees. The yearly cost is calculated by dividing the purchase price by the number of years remaining on the contract. This calculation provides a yearly cost for DVC resorts with longer contract end dates.

In September, the best resorts for resale purchases, based on total costs (including current pricing, annual dues, and remaining contract time), are Copper Creek ($11.73 per point), Riviera ($11.82 per point), Bay Lake Tower ($12.00 per point) and Saratoga Springs ($12.02). On the other hand, the least affordable resorts are Vero Beach ($17.47 per point) and Beach Club ($17.34 per point. For direct Disney purchases, the best option is the Polynesian at $13.50 per point, while the Beach Club is the most expensive at $25.95 per point.

DVC contracts have an end date. The first DVC properties will end their contracts in 2042. Over time, these contracts are expected to decrease in price faster than other DVC properties. However,  in September, contracts ending in 2042, compared to the previous month, increased in value by 1.4%. Non-2042 contracts saw an increase of 1.7%. Looking back a year, contracts ending in 2042 have dropped slightly at 0.2%, while non-2042 agreements have fallen by 2%.
