The DVC Field Guide Resale Index tracks resale listings from three major resellers. The Resale Index was up 0.5% from last month. In March, the average price per point in the resale market was $117.64 vs. $117.04 in March. A year ago, the average resale price was $116.17, up 1.3%. Two years ago, the price was $118.44, 0.7% decrease. It is noteworthy 12 of the 16 resorts showed increases over last month. Also compared to last year, 11 of the 16 resorts had price increases. The resale membership cost per point is calculated using the same mix of resort contracts across all periods so the comparison is apples to apples and not skewed toward any resort.
Listings across the three major resellers remain low but up 6% from last month. Listings have gone down 25% since June. April listings were at 696, compared to 800 in April 2025 and 1107 in April 2024.
DVC members can save money by buying resale points instead of purchasing them directly from Disney. The average direct price is $235.93. DVC does offer discounts on direct pricing for some resorts based on volume. These discounts are not reflected here. Resale prices can save you between $67 and $ 141 per point. You can save the most money at Aulani, Beach Club, Bay Lake Tower and Old Key West resorts. However, buying resale means you will lose some DVC benefits that come with buying directly from Disney.
The second table shows the yearly total costs of different resorts. A resort might have a low purchase price but also high annual fees. To understand the costs, consider both the purchase price and the annual maintenance fees. The yearly cost is calculated by dividing the purchase price by the number of years remaining on the contract. This calculation provides a yearly cost for DVC resorts with longer contract end dates.
In April, the best resorts for resale purchases, based on total costs (including current pricing, annual dues, and remaining contract time), are Riviera ($12.31 per point), Copper Creek ($12.51 per point), Polynesian (12.54 per point), Grand Floridian (12.61 per point), (Saratoga Springs ($12.82 per point) and Bay Lake Tower ($12.83 per point). On the other hand, the least affordable resorts are Vero Beach ($18.43 per point) and Beach Club ($18.37 per point). For direct Disney purchases, the best option is the Polynesian at $14.45 per point, while the Beach Club is the most expensive at $27.26 per point.
DVC contracts have an end date. The first DVC properties will end their contracts in 2042. Over time, these contracts are expected to decline faster in price than other DVC properties. In April, contracts ending in 2042, compared with the previous month, increased by 1.1%. Non-2042 contracts increased by 0.3%. Looking back a year, contracts ending in 2042 are increased by 2% with the prior year, while non-2042 agreements have increased by 1 %.
