The DVC Field Guide Resale Index tracks listings from three major resellers and was up 0.4% from last month, driven by price increases at Boardwalk (4.7%) and Copper Creek (2.2%). Whether this trend will continue remains to be seen. In March, the average resale price per point rose to $116.12, up from $115.62 in February. A year ago, the average was $115.78 (a 0.3% increase), while two years ago it was $119.47 (a 2.8% decrease). Membership cost per point is calculated using a consistent mix of resort contracts across all periods.

Listings across the three major resellers remain low, having dropped 29% since June. March listings stood at 656, compared to 855 in March 2025 and 1,155 in March 2024.

DVC members can save substantially by purchasing resale points instead of buying directly from Disney. The average direct price is $233.93, though Disney offers discounts on purchases for some resorts, which are not reflected here. Resale prices can save buyers between $66 and $140 per point, with the greatest savings at Aulani, Beach Club, Bay Lake Tower, and Old Key West. However, purchasing resale means forfeiting some DVC benefits that are included when buying directly from Disney.

The second table presents the yearly total costs of different resorts. While some resorts may have lower purchase prices, they might also have higher annual fees. To accurately assess costs, consider both the purchase price and annual maintenance fees. The yearly cost is determined by dividing the purchase price by the number of years remaining on the contract, providing a standardized yearly cost for resorts with longer contract terms.

In March, the top resorts for resale purchases—based on total costs including current pricing, annual dues, and remaining contract time—are Riviera ($12.26 per point), Copper Creek ($12.44), Polynesian ($12.49), Grand Floridian ($12.58), Saratoga Springs ($12.77), and Bay Lake Tower ($12.87). Conversely, the least affordable options are Vero Beach ($18.20) and Beach Club ($18.31). For direct Disney purchases, Polynesian offers the best value at $13.98 per point, while Beach Club is the most expensive at $27.17 per point.

DVC contracts have an end date. The first DVC properties will end their contracts in 2042. Over time, these contracts are expected to decline faster in price than other DVC properties.  In February, contracts ending in 2042, compared with the previous month, increased by 0.2%. Non-2042 contracts decreased by 0.2%. Looking back a year, contracts ending in 2042 are increased by 2% with the prior year,  while non-2042 agreements have fallen by 1%.
