August 2026 DVC Field Guide Market Update

The latest DVC Field Guide market update shows a Disney Vacation Club resale market that continues to remain remarkably stable even as the number of contracts available for sale remains well below historical levels.

The DVC Field Guide Resale Index finished August at $117.71 per point, up slightly from $117.22 in July, an increase of 0.4% for the month. Compared with August 2025, the index is 2.3% higher, continuing the modest appreciation that has characterized the resale market during 2026.

Beneath the overall index, however, individual resorts experienced considerably more movement. Boulder Ridge increased 5.4% during August, followed by Vero Beach at 4.3%, Old Key West at 3.9%, BoardWalk at 3.8%, and Animal Kingdom Villas at 3.3%. On the other side of the market, Riviera declined 6.3% and Grand Floridian declined 2.8%. These movements illustrate why the blended index remains useful: individual resorts can move considerably from one month to the next even while the broader DVC resale market changes very little.

One of the most important stories continues to be the shortage of resale inventory. The latest inventory data included in the report, measured at the end of July, shows 363 contracts listed across the three major DVC resale brokers compared with 664 one year earlier—a decline of 45.3%. Inventory is also 44.3% below two years ago and nearly 59% below three years ago. Despite buyers having dramatically fewer contracts from which to choose, resale prices have not experienced a corresponding surge, suggesting that supply and demand remain relatively well matched.

The August results also provide an interesting comparison between the 2042 resorts and resorts with longer contract lives. The DVC Field Guide Historical Resale Index places the 2042 resorts together because each of those ownership interests loses another year of remaining contract life at the same time. In August, the combined 2042 Index increased 3.1% for the month and is approximately 5% higher than one year ago. By comparison, the group of resorts expiring after 2042 declined 0.6% during August but remains approximately 1% higher than last year.

That distinction is especially important because the 2042 resorts continue to demonstrate that declining contract life does not automatically translate into declining resale prices. BoardWalk is 5.8% higher than a year ago, Boulder Ridge is up 7.9%, Beach Club is up 2.0%, Hilton Head is up 5.3%, and Vero Beach is up 17.5%. The combined 2042 index is now essentially back to its 2018 level despite having eight fewer years of ownership remaining, providing another illustration of the unusual long-term pricing dynamics within the DVC resale market

The DVC Field Guide Annual Cost Index continues to provide a different perspective on value by combining the initial purchase price, annual dues, and remaining years of ownership. The August analysis shows why purchase price alone does not determine which resort is the least expensive to own. Resorts with longer contracts can spread their initial purchase cost across considerably more years, while resorts with lower annual dues can offset a higher acquisition price over time. The analysis also continues to demonstrate the substantial long-term savings available through resale compared with purchasing directly from Disney.

The direct-versus-resale comparison reinforces that point. Based on the current contract mix, the blended resale cost is approximately $118 per point compared with $234 per point direct, representing an average savings of approximately $116 per point, or nearly 50%. The actual savings vary substantially by resort, emphasizing the importance of evaluating each resort individually rather than relying solely on a system-wide average.

Together, the Resale Index, Annual Cost Index, Historical Resale Index, and inventory data provide a broader picture of the Disney Vacation Club resale market than any individual price measurement. August continues the pattern seen throughout much of 2026: limited inventory, relatively stable overall pricing, and significant differences among individual resorts that can create opportunities for both buyers and sellers.
