Disney’s Boardwalk Villas

Disney’s Boardwalk Villas was the second DVC resort at Walt Disney World. The resort opened in 1996 as part of the Disney Boardwalk complex. This area features entertainment and dining as well as many hotel options. The Boardwalk is located next to Crescent Lake, only a short walking distance from both Epcot and Hollywood Studios, making it one of the most desirable villas during the Food and Wine Festival. Boardwalk has a large room inventory and has some of the cheapest accommodations at Walt Disney World. DVC contracts at Boardwalk end in 2042.

 
 

Room Descriptions

 

Studios

Studios are one-room units that accommodate up to five people. There are 245 of these. The sleeping area of the room has a single queen bed and a full-size pull-down murphy bed/sofa. There is also a table that converts to a small 29” x 67” pull-down bed. The kitchenette area has a microwave, sink, and small refrigerator. The bathroom has a single sink and a combination tub and shower. Studio rooms are 359 square feet.

 

One-Bedroom Villas

One-Bedrooms are two-room units and sleep up to four people, with the option to add one more. There are 278 of these units. The master bedroom has a king-size bed in a separate room. In the living area, there is a queen-size pull-down Murphy bed/sofa. There are no sleeping accommodations for the fifth person, but another person is allowed in the room. Usually, the guest will use an air mattress or sleeping bag to accommodate the extra person. There is a fully equipped kitchen and a washer and dryer. The unit contains one bathroom with a walk-in shower and a whirlpool bathtub. One-Bedroom units are approximately 712 square feet.

 

Two-Bedroom Villas

Two-Bedrooms are three-room, lock-off units that sleeps up to nine people. Two-Bedroom units at Boardwalk Villas are all lock-off units (rooms made up by connecting Studios and One-Bedroom units). There are 149 of these units, and they have 1,071 square feet.

The Lock-off units have a master bedroom with a king-size bed, a second bedroom with a queen-size bed full-size pull-down Murphy bed/sofa, and a table that converts to a small 29” x 67” pull-down bed. In the living room, there is a queen-size pull-down Murphy bed/sofa. There are two bathrooms, one with a combination tub and shower, and the master has a walk-in shower and whirlpool tub. There is also a fully equipped kitchen and washer and dryer.

 

Grand Villas (3 Bedroom)

Grand Villas sleep up to twelve people and are 2,142 square feet in size. These units feature three separate bedrooms and a fold-out couch in the living area. Each villa has a master bedroom with a king-size bed and a whirlpool tub and shower in the bathroom. Also, there are two more bedrooms, each with two queen-size beds. These rooms each have a bathroom, and both have a tub/shower combination. There is a queen-size sleeper sofa in the living area of the villa. There is a full-sized kitchen and a separate dining area. There are seven units, with five single-story and two that are two-story. All have boardwalk views of the resort.

 

Villa Views/Types/Locations

The views at Boardwalk Villas are: Standard View (Views of resort grounds or parking area, and located facing the driveway up to the villa), Boardwalk View (A view of the Boardwalk and Crescent Lake), and Garden/Pool View (pool, water or garden areas.) Boardwalk and Garden/Pool Views require the same number of points, but the views can be booked separately.

Standard

The DVC website's official standard view location is "Views of Resort Grounds or Parking Area." These rooms have a views of resort grounds or parking area and located facing the driveway up to the villa.

 

Boardwalk

The official Lake view location from the DVC website is "Views of Boardwalk" A great view of the Boardwalk and Crescent Lake

 

Garden/Pool

The official Theme Park view location from the DVC website is "View of Pool, Water or Garden Areas." Most of these rooms are located facing the pool and garden areas on the opposite side of the driveway.

The seven-month window shown in gray on the chart shows the resort’s tight availability during the Fall. The vacancy will drop off to only one or two consecutive days and not be higher until mid-January.
